Liberty Property Trust, the Philadelphia-based real estate investment trust that owns and manages almost 4 million square feet of commercial space throughout Minnesota, has secured Compellent Technologies Inc. as the sole occupant of a "green" office facility that Liberty is developing in Eden Prairie.
Compellent, a provider of modular enterprise storage systems, is scheduled to move into its new location in February, Liberty said. Paramount Real Estate represented Compellent in lease negotiations.
The one-story office building will include sustainable features that make it eligible for LEED (Leadership in Energy & Environmental Design) certification from the U.S. Green Building Council. The building recently received LEED pre-certification.
The building's high-performance features include waterless urinals and drip irrigation systems for landscaping that reduce water consumption by 40 percent, energy-efficient heating and cooling equipment with special filters and carbon dioxide monitors, as well as low-emission paints and adhesives.
Liberty also is recycling 75 percent of the building's construction waste.
The new 56,000-square-foot, Class A office building will serve as the company's headquarters and eventually be home to about 250 employees. It is part of more than 6 million square feet of LEED projects nationwide completed or under development by Liberty. |
